The Intermission is a transformative vision for 260 Queen Street, Auckland CBD, where

design converges to satisfy two intrinsic human desires: the yearning for a profound

connection with nature and the essence of interpersonal relationships. Amidst the towering high rises of the cityscape, this adaptive reuse initiative embraces the challenge of blending nature's embrace seamlessly into the urban fabric.. In this architectural piece, every space is a canvas artfully designed to resonate with the diverse dimensions of human existence, fostering connection, introspection, and a profound sense of well-being.

In a society so accustomed to artificial stimulation, the need for community spaces which allow authentic human experiences is dire. The intermission acts as a haven, allowing freedom and choice in the urban environment while subtly pushing for chance encounters and connection to nature, grounding occupants in their fundamental human nature. This endeavour focuses on enhancing tactility and materiality by crafting captivating, interconnected atmospheres. Rooted in heritage, The Intermission lovingly restores the Italianate Victorian charm of the Former ASB bank building, along with two adjacent Structures.

Embracing a nuanced approach, the design journey harmonizes intervention and

installation methodologies. Long-term viability and adaptability are meticulously

considered, paving the way for a seamless integration of heritage preservation and modern functionality. The program unfolds with a laissez-faire, human-centred ethos, where spaces are adaptable yet inherently atmospheric. Delving into theories of Wabi-Sabi, Biophilia, and Nudge architecture, the outcome manifests as a series of thoughtfully curated spaces, each designed to evoke a sense of wonder and tranquillity.

The proposed transformation envisages a ground floor abuzz with commercial and social vibrancy, seamlessly blending with experiential spaces that captivate the senses.

Intertwined within this tapestry are community spaces, fostering connections and

nurturing a sense of belonging. Through natural ventilation and the strategic infusion of

sunlight, the approach ensures occupants are not just spectators but active participants,

deeply rooted in their surroundings. The intermission aims to redefine urban living,

embracing the past while forging an inherently sustainable and enriching future.

Functionality harmonizes seamlessly with community cohesion. The commercial spaces are a testament to versatility, intelligently crafted to operate in harmony or in splendid

isolation. At their core, a dynamic commercial kitchen awaits, primed for transformation into a bustling catering haven during events or intimate cooking sanctuaries for individual groups.

An inviting path beckons you towards the Community Garden, a flourishing oasis adorned with vibrant vegetable patches, fragrant citrus trees, and the comforting canopy of native New Zealand broadleaf trees. Here, you can harvest the freshest of

ingredients, transforming your lunchtime into a delightful culinary adventure, immersed in the natural serenity.

Additionally a fridge space and scullery extends far beyond mere functionality. This

community-driven initiative stands as a beacon of support, allowing users to contribute

surplus meals, fostering unity, and actively combating waste.

Other features include a charming cafe and bar, and inviting seating areas which act as a

perfect space for engaging conversations, an efficient administration office, and two grand symmetrical primary entrances that extend a warm welcome into this vibrant space.

The Pavilion is designed to bridge the Experiential and Community areas, the design

includes seismic upgrades which breathe new life into the aged roof and ceiling system. The restoration of the pressed metal ceiling, accompanied by a bespoke timber truss system and inventive inset mechanical skylights, bathes the space in natural light and aids in bridging contemporary and established. Not to be overlooked, the original LED Panels have been thoughtfully repurposed into a modern interpretation of a light box, captivating occupants’ attention as you approach the building from Queen Street.

The Experiential Building, is a comprised of atmospheric spaces meticulously curated to

embrace the interplay of natural light and tactile materials, evoking a vibrant and inviting ambiance. Where the caress of natural light cannot reach, gentle warm lighting envelops the spaces, calming occupants' senses and mitigating overstimulation. These dynamic environments are interactive and infinitely adaptable, harmonizing with the ever-changing dance of weather and sunlight. Embracing a minimalist approach to furnishings, these spaces exude a sense of raw authenticity, inviting occupants to feel truly at home.

Central to the Intermission are the transitional spaces, serving as the connective tissue

between the Experiential Building and the Community Building. These spaces are more

than physical bridges; they symbolize a metaphorical journey, inviting occupants to

traverse and experience the seamless fusion of these two architectural realms.

Enter the Community Building, where a curated series of spaces awaits, each

meticulously crafted to engage various facets of the human experience. The active floor beckons occupants to reconnect with their physical selves, grounding them in a serene wabi-sabi environment that overlooks the verdant garden space. Here, a fireplace stands as a beacon, forging a connection with the elemental forces of nature. Intimate contemplation and meditation spaces offer a sanctuary, inviting occupants to explore their spiritual essence in quietude and introspection.
