Kotare Rise Terraces comprises three-story townhouse units tailored for contemporary families seeking a downsized living experience within a suburban setting.

The project responds to our client’s preferences, encompassing a combination of triplex and duplex units, totaling five three-story homes, each featuring three to four bedrooms and a single garage. Nestled in the peaceful neighborhood of Westmere, the development prioritizes panoramic views from living spaces and master bedrooms, providing residents a serene outlook onto Coxs Bay.

Located in the heart of a vibrant area, these residences aspire to offer a premium living experience, introducing a more centralized and denser environment that mirrors the contemporary lifestyle. The design prioritizes functionality and a refined aesthetic, aligning seamlessly with our client’s desire for understated elegance. The homes are intentionally positioned to maximize panoramic views of the upper harbor, all while preserving the individuality and privacy of each unit through the introduction of protruding and framed balconies in the living areas. The interior finishes and appliances have been meticulously chosen in a neutral tone, reflecting the simplicity of the architectural form as well as a refined living experience beside the harbour.

The primary challenge during the planning phase cantered on adhering to the height in relation to boundary restrictions, given the intention to develop a three-story density. To address this, we implemented a substantial setback on the northern side of the site to prevent height violations and potential overlooking into the neighbouring outdoor living space. This not only served as a practical solution but also contributed to a thoughtful separation, acting as a buffer area between the proposed living space and the adjacent property. It also provided an enhanced view from the first-floor balcony overlooking the harbour.

In a neighborhood predominantly characterized by two-storey houses, our design strategy focuses on seamless integration to avoid any disturbance or visual overpowering. This results in an architectural language that embraces minimalism, featuring clean lines, a limited material palette, and simple geometry.

Benefiting from a north-facing orientation, the main living spaces are bathed in natural light, creating an inviting and warm atmosphere. Thoughtfully designed terraces offer four bedrooms and spacious living areas with lift options, addressing the modern needs of families in this sought-after suburban setting.
