When our clients decided to downsize, they knew exactly what they wanted: a central city location, a smaller footprint, and no compromise on quality. They found a modest apartment overlooking the Avon River, well located, but underwhelming. The brief was to reimagine the space completely, creating a refined, high-spec home that felt spacious and luxurious.
We worked with Metzgar builders and completely gutted the interior, giving us a blank canvas to recreate all 3 floors. With the existing structure and plumbing fixed, we focused on careful spatial planning, built-in elements, and cohesive materiality. A continuous joinery wall anchors the mid-level, concealing existing steel posts and smoothly transitioning between living zones. Custom furniture, soft curves, and rich, layered textures brought flow, softness and warmth to the space.

The result is an apartment that feels generous, thoughtful, and calm. Colour, materiality, and architectural lighting were used to define each space, with a palette of soft browns, greys, and whites, accented by subtle pops of colour through furniture and layering. Every detail was deliberate, from the custom stone toe kick and built-in banquette seating to the angled shower niches and carefully selected lighting and furnishings — all working together to create a cohesive, refined interior.

This apartment may sit quietly among a row of townhouses, but its interior tells a very different story. It is a refined and unique home that speaks to the idea that smaller spaces can still feel grand. A true example of downsizing, done right.
