Description:

Moroki is an iwi-led and owned medium-density development in Glen Innes, Auckland, created through a partnership between New Ground Capital and Hāpai Housing. The project is situated on a prominent 4,855-square-meter corner site and aims to provide a high-quality, sustainable build-to-rent housing solution that addresses diverse housing needs while fostering positive regeneration within the local community.

The design of Moroki features three-story walk-up apartment buildings and a duplex, offering a total of 50 units with a mix of one-, two-, and three-bedroom apartments. The buildings are characterized by strong, elegant gabled forms and intricate patterning, which add depth and detail to the façades. The development integrates seamlessly into the suburban fabric, complementing the existing neighbourhood.

Moroki's commitment to sustainability is demonstrated through its Homestar certifications and the use of durable materials and construction methods. The project incorporates a productive community garden and cultural motifs that reflect the iwi's heritage and values. The integration of Te Aranga Māori Design Principles ensures that Mana Whenua values are embedded in the design, operation, and management of the development.

The collaboration between New Ground Capital and Hāpai Housing, along with a diverse team of consultants, has resulted in a development that sets a benchmark for iwi-led housing projects.
