Beachhouse represents a seachange, literally and figuratively, for Kohimarama. Long associated with conservatism and tired nautical tropes, this development repositions the beachfront for a new era of urbane, high-net-worth buyers. Inspired by the architecture’s material honesty and the client’s ambition to set a new standard, the identity rejects cliché and embraces clarity, tactility, and restraint. The central concept is one of “three”—three apartments, three elements, three lines—expressed subtly but consistently across every detail.

The identity is understated but exacting, balancing minimalist typography with rich material textures that evoke sand, sea, and pōhutukawa. From the embossed clear foil glisten on linen-bound display books to a website that scrolls like water, every touchpoint is deeply considered. Each apartment is uniquely named to reflect its position and outlook… The Horizon, The Canopy, and The Shoreline… further rooting the brand in its surroundings.
